Humidity in waterfront homes: Palm Jumeirah, Dubai Marina, JBR and other coastal areas

The short answer

Homes close to the water face more humid outdoor air, and that moisture comes in every time a balcony door opens or the AC cycles off. The rooms that stay humid are usually closed bedrooms, wardrobes, storage and laundry areas. Measure room by room, fix leaks, then size dehumidifiers for the rooms that stay above 60%.

Why waterfront homes are more humid

Air near the sea and large bodies of water carries more moisture. In waterfront apartments and villas, that air comes indoors through balcony doors, windows and gaps, and condenses on surfaces the AC has cooled. When the AC cycles off at night or while the owners travel, indoor humidity climbs quickly.

Areas where we see it most

Homes close to the coast, the creek or large lakes are the most exposed. In Dubai that includes Palm Jumeirah, Dubai Marina, JBR, Bluewaters, Dubai Harbour, La Mer, Jumeirah, Umm Suqeim, Dubai Creek Harbour and Jumeirah Lake Towers. Across the UAE, the same applies to island and beachfront communities such as Saadiyat Island, Al Reem Island and Yas Island in Abu Dhabi, and Al Marjan Island in Ras Al Khaimah.

What waterfront projects taught us

Our indoor air quality team at HawaQ monitored more than 50 waterfront homes across Palm Jumeirah, Dubai Marina, JBR and La Mer, logging humidity room by room for a month in each home. The data showed which rooms stayed humid, when and why: air-conditioning cycles, closed doors, wardrobes, storage and laundry areas were the usual causes. Each home then received dehumidifiers sized to its rooms, and humidity was brought under control.

How to bring a waterfront home under control

  1. Measure room by room for at least a week, including when the AC is off.
  2. Fix the obvious entry points: balcony door seals, window gaps and dripping AC drain lines.
  3. Target the rooms that stay above 60%. Closed bedrooms, wardrobes, storage and laundry rooms usually come first.
  4. Size each unit to its room. Large open living areas may need a high-capacity unit; closed rooms need their own.
  5. Use drain hoses in homes left empty for long periods so units keep running.

Frequently asked questions

Is humidity worse in homes on Palm Jumeirah and Dubai Marina?

Waterfront homes face more humid outdoor air, so they are more exposed. How humid the inside gets depends on sealing, AC use and how often doors and windows are opened.

Which rooms get humid first in a beachfront apartment?

Usually closed bedrooms, wardrobes, storage rooms and laundry areas, where air moves least.

Do I need a dehumidifier if my waterfront home has central AC?

Often, yes. AC removes some moisture while it runs, but humidity rises when it cycles off or the home is empty. Measuring room by room shows whether you need one.
