Mold on walls in a UAE home: what causes it and what to do first

The short answer

Mold on walls means moisture is staying in one place for too long, usually from persistently high humidity, a cold surface near the AC, or a leak. Find and fix the source first, clean small areas on hard surfaces, and get a professional assessment if it is large, keeps coming back or follows water damage. Then keep humidity below 60% so it does not return.

Why mold grows on walls in UAE homes

  • Humidity that stays high. Rooms that sit above 60% for long periods give mold the moisture it needs. Dubai Municipality guidance recommends staying below 60%.
  • Cold surfaces. Walls and ceilings near AC outlets, behind wardrobes on exterior walls, or around windows can be cooler than the air, so moisture condenses on them first.
  • Hidden water. A dripping AC drain line, a bathroom leak or water that came in during rain can keep a wall damp from inside.
  • Still air. Closed rooms, storage and wardrobes with little air movement stay damp longer.

What to do first

  1. Look for a source. Check AC units and their drain lines, bathrooms on the other side of the wall, windows and any recent water damage.
  2. Fix leaks before anything else. If water keeps coming in, cleaning or dehumidifying will only hide the problem for a while.
  3. Dry quickly. The US EPA advises drying wet materials within 24 to 48 hours of a leak to help prevent mold growth.
  4. Clean small areas on hard surfaces. Wear gloves, keep the room ventilated and let the area dry completely.
  5. Get help for larger or recurring mold. Mold that covers a large area, returns after cleaning, appears on porous materials or follows a flood needs a professional assessment.

Will a dehumidifier fix it?

A dehumidifier helps stop mold from coming back by keeping the air dry. It does not remove mold that is already growing, and it will not stop water coming through a wall. Use it after the source is fixed and the area is cleaned.

When a mold test makes sense

If you can smell mustiness but can't see where it comes from, or mold keeps returning in different rooms, room-by-room monitoring and a mold assessment can show where moisture is building up. Our indoor air quality team at HawaQ carries out humidity monitoring and mold testing in UAE homes.

Frequently asked questions

Why does mold keep coming back after I clean it?

Because the moisture source is still there. Persistent humidity above 60%, a cold surface near the AC or a hidden leak will keep feeding it. Find and fix the source, then keep humidity under control.

Does a dehumidifier kill mold?

No. A dehumidifier lowers humidity so mold is less likely to grow back. Existing mold has to be cleaned or professionally removed.

What humidity level stops mold growing indoors?

Keeping indoor humidity below 60% at all times is the usual target. Dubai Municipality guidance recommends below 60%, and below 50% where feasible.

Do I need a professional mold assessment?

Consider one if mold covers a large area, returns after cleaning, appears after water damage, or you can smell it but cannot find it.
